Viewings - Questions to ask
Here are some general questions you should ask. Specific questions may also arise as you are viewing the home.
Why are you selling?
Find out if they are testing the market or are really committed to selling. You might also find out more information on the property and the area.
How long have you lived here?
The fact that there have been many different owners over a short period of time may reveal problems with the property.
How long has it been on the market?
If the property has been on the market for a long time it could indicate that it is overpriced, or that there are legal or surveying problems. There may be a reasonable explanation for the failure of a previous sale, such as the inability of a buyer to raise the required finance. However, it could also highlight potential difficulties you will encounter if you try to sell the house later.
Is there a chain?
If you are looking to move in quickly, you may not wish to get involved in a chain.
How old is the property?
Older properties will require more maintenance. Heating, plumbing and electrical systems may eventually need to be replaced.
What is included in the sale?
Find out what fixtures, fittings and "extras" are included.
What are the neighbours like?
If you buy the home, you will have to live with the neighbours. The seller is unlikely to tell you about problem neighbours, but you can pick up clues from their verbal response and body language.
How safe is the area?
Has the house or other houses in the neighbourhood been burgled? Are cars safe in the neighbourhood, or do you need secure parking?
