The legal process involved in buying or selling a property, called conveyancing, is complex and unless you have a legal background you will probably need to appoint a solicitor. Our search directory can help you find a solicitor in your area.
Your solicitor will prepare all the necessary paperwork to effect the legal transfer of the property. If you are purchasing a property the solictor's main duties will include:
- Checking the title of the property
- Checking that there are no developments planned that might devalue the property
- Ensuring planning consent has been obtained for any modifications or extensions
- Advising the purchaser on the draft contract and negotiating the conditions with the seller's solicitor
- Organising the exchange of contracts and the payment of the deposit. At this stage both parties become legally bound.
- Arranging completion when the balance of the purchase price is paid
